The Contemporary Artists Center is in negotiations with the City of North Adams for development of a 50,000 sq ft cultural campus. The property is the former Notre Dame Church and School complex located on east Main St, just 200 yards from the heart of Downtown and a couple of blocks from MASS MoCA. The complex contains beautiful historic buildings with plenty of off-street parking in one of North Adams' most desirable locations.

The CAC is currently looking for arts & culture related organizations or individuals to share the available space for rental or ownership.

  • print shop
  • artist residency program
  • wood shop
  • darkroom
  • art classes/ workshop center

space available: approx 20,000 sq ft
3 separate floors in two buildings, each approximately 6600 sq ft
2 floors are broken up into six classrooms, with original wood doors and fixtures, 10+ ft ceilings, many windows
1 floor contains a full size stage, commercial grade kitchen, and 22+ ft ceilings

PRICING:

The Notre Dame School and Church have a combined 2007 assessment value of $817,600

BUY-IN:

We are organizing this venture within a co-op structure, and hope to assemble a team of complementary organizations that will assume ownership to create a non-profit/arts community with the potential of shared resources and overlapping programming initiatives.

ENTIRE FLOOR

We would prefer to sell off entire floors, but will work to partner you with other interested buyers if your space needs are less.

Undeveloped pricing is $145,000 per floor (6600 sq ft).

Developed pricing is $295,000 per floor (6600 sq ft).
Developed pricing includes all new individual heating systems, new plumbing, elevator, and all code and ADA upgrades.

 

CLASSROOMS ONLY

Each floor contains 6 classroom spaces, which can be purchased in any quantity for flexibility of space needs.

Developed prices for individual classrooms run from $45,000 - $55,000 for approx 700-850 sq ft each
$5,000 down and $290/mo mortgage payments (adjustable for down payment amt)
-based on 30 yr mortgage at 7%
-North Adams yearly property taxes are 2.67% (26.62 per $1,000) for commercial and 1.11% (11.13 per $1000) for residential. These are not calculated into monthly mortgage payment..

 

TIMELINE:

We are moving forward quickly on this plan and all interested parties are encouraged to contact the CAC immediately. We will need initial letter of interest, proof of financial ability and $500-$1000 (refundable) deposit by July 7. You will have six weeks thereafter to inspect the premises, firm up feasibility studies, and solidify purchase finances. We would expect final legal commitment by mid August. We are open to creatively addressing your needs, working with you through this project and remain committed to serving and enhancing the art community in the Berkshires.
